Arrival Time: Check in time is between 4 p.m. and 8 p.m.  Check in after 8 p.m. is possible by prior arrangement only.

Departure Time: Check out time is 11 a.m.

Breakfast: A continental breakfast is included with all room rates.

Minimum Night Stays: We request multi-night stays during certain times of the year. Holidays and special events (for example, graduations, sporting events, SHSU Homecoming and Parents' weekends, Fair on the Square, Airing of the Quilts, to name a few) generally have a two-night stay requirement. Nonetheless, please call or check our availability online, since one-night stays are available periodically throughout the year.

Extended Stays: We welcome extended stays. As customary with many bed and breakfast inns, bedding will be changed every third day.

Rates: Rates are for single or double occupancy. All rates are subject to the additional 13% City/State Occupancy Tax. We do honor State Rates (Sun - Thurs) with proper identification. Rates are subject to change without notice.

Occupancy: Rates are based single or double occupancy. The Oak Room (queen bed) also has a twin bed, the use of which is charged accordingly (+$25.00).

Parking: We offer covered carport parking for two vehicles and outside parking for any other vehicles.

Children: Children over the age of 12 are welcome provided that they are accompanied by an adult, in being mindful of our other guests. Please contact us in the event of occasions such as family reunions and/or the bookings of the entire house. We may be able to provide special arrangements in the above cases.

Pets: We are sorry that we are unable to accommodate pets.

Smoking: We are a non-smoking bed and breakfast. Smoking outdoors is available as long as it does not interfere with the other guests. Smoking inside will result an additional cleaning fee of $150.

Payment Method: We accept Cash, Visa, MasterCard, Discovery and American Express.

Reservation Policy: We require a deposit equal to 50% of the quoted rate on stays of two or more nights, and 100% on one night stays. You may use a credit card to secure your room. Credit card charges will be applied at the time you make your reservation.

Cancellation Policy: If you choose to cancel your stay with us, we will be happy to refund your deposit, less a $25 service charge per room, provided that you give more than 10 days notice. Within ten days, and up to 48 hours before your arrival date, we will refund the deposit if we are able to re-rent the room for the same rate. A $25 service charge per room will apply. If you cancel within 48 hours of your arrival date, you will lose your deposit and be charged for the entire stay. For holiday weekends, Special events weekends (those mentioned under minumum nights), or when you or your party reserve more than one room, we will refund your deposit, less a $25 service charge,provided that you give more than 30 days notice. Within 30 days, and up to 48 hours before your arrival date, we will refund the deposit if we are able to re-rent the room(s) for the same rate. A $25 service charge per room will apply. If you cancel within 48 hours of your arrival date, you will lose your deposit and be charged for the entire stay. Early departures are regarded as cancellations. Please note that our Reservation and Cancellation Policies are a vital part of managing a bed and breakfast.

Safety: Our Bed and Breakfast has a fully automated fire sprinkler system, smoke detectors, and at least two emergency exits on each floor.
